What you are paying for
A landlord gas safety check inspects every gas appliance and flue in the property for safety on the day. You receive the record on completion. Under the Gas Safety (Installation and Use) Regulations 1998 the check is annual, with no grace period.
The engineer must be Gas Safe registered for the work categories involved. Our registration is 625280. Ask to see the ID card and check the number on the register.
What changes the price
Number of appliances, whether there is a gas cooker and fire as well as a boiler, how easy tenant access is, and whether you want a boiler service on the same visit. Portfolio rates are available when you book several properties together.
We do not publish a fixed online figure because a one-appliance flat and a three-appliance house are different jobs. You get the price when you book.
After the visit
The tenant needs a copy within 28 days, or before move-in. Keep records for two years. If something fails the check, we explain what has to be made safe and quote the repair separately rather than burying it in the certificate fee.
