Gas safety check in Rotherham

Landlords and letting agents who need annual certificates, plus homeowners who want appliances checked before winter or a purchase.

About gas safety checks

A gas safety check in Rotherham is a legal duty for landlords every year. Homeowners book them too before winter or a house move. We inspect appliances, flues and visible pipework, then issue the certificate the same day where the diary allows.

We carry out landlord gas safety checks across Sheffield, Doncaster and Barnsley too. Block bookings for portfolios are welcome. For letting agents, we can arrange access with tenants and keep renewal dates on file so nothing lapses.

Buying a property and unsure what sits behind the old boiler cupboard? Ask for a gas safety inspection before you commit. Same careful check of appliances, flues and pipe runs, written up clearly.

Landlord gas safety certificates (CP12)

If you let a property, you must have gas appliances checked every 12 months by a Gas Safe registered engineer and give tenants a copy of the record. That duty sits with the landlord, not the tenant.

We work with landlords and letting agents around Rotherham and Barnsley, arranging access with tenants where needed. Portfolios welcome. Block bookings keep travel efficient and dates consistent.

Homeowners and pre-purchase inspections

You do not need a landlord certificate for your own home, but an annual check still catches unsafe flues, failing appliances and pipework issues before they become emergencies.

Buying? A gas safety inspection before exchange can surface problems that a general survey only hints at. Useful when the boiler cupboard has not been opened in years.

The legal position for landlords

Under the Gas Safety (Installation and Use) Regulations 1998, a landlord gas safety check is required every 12 months. There is no grace period: a record that expired yesterday is a breach, regardless of intent.

You can arrange the check up to two months before the current record expires and keep your original renewal date, which is the simplest way to book ahead without shortening the cycle. Once done, the tenant must receive a copy within 28 days, or before a new tenant moves in, and you must keep each record for at least two years.

The check itself covers every gas appliance and flue in the property: correct operation, gas tightness, operating pressure, ventilation, and the safe removal of combustion products. It is not the same as a boiler service. A service is preventative maintenance and satisfies the manufacturer's guarantee conditions; the safety check confirms the appliances are safe on the day. Many landlords sensibly book both together, but one does not include the other.
